New York, NY GFP Real Estate announced that it has completed two office leasing transactions totaling 6,715 s/f at 630 Ninth Ave., the historic Film Center Building in Manhattan’s Hell’s Kitchen neighborhood. The transactions include a lease extension with Napkin Office, Inc., the administrative office of restaurant operator Chef Driven Hospitality, and a new lease with Fuel Cycle, Inc., an AI-powered customer research and insights technology company.
Napkin Office, Inc., which occupies 3,361 s/f on the eighth floor, extended its lease through July 2033. The space serves as executive and administrative offices for Chef Driven Hospitality, the restaurant group behind several well-known Hell’s Kitchen establishments, including Marseille, Schmackary’s and 5 Napkin Burger, all located within the Film Center Building. The group also operates additional restaurants in the surrounding neighborhood, making the building a strategic location for its administrative operations.
Fuel Cycle, Inc. signed a new three-year lease for 3,354 s/f on the seventh floor. The company, which provides an AI-powered platform that helps businesses gather customer insights, conduct market research and make data-driven decisions, previously occupied the space as a sub-subtenant and has now entered into a new direct lease with GFP Real Estate.
Matthew Mandell represented GFP Real Estate in both transactions. The Napkin Office extension was completed directly with the landlord. William Janetschek of Nomad Group represented Fuel Cycle.
“Chef Driven Hospitality has a longstanding presence in Hell’s Kitchen, with three restaurants in our building and several others nearby, so keeping its offices at the Film Center Building makes a great deal of sense,” said Matthew Mandell, senior managing director of GFP Real Estate. “It’s exactly the type of established neighborhood business we value as a tenant. At the same time, Fuel Cycle’s decision to remain in the building and enter into a direct lease reflects the continued appeal of the property to a diverse range of businesses.”
Designed by architect Ely Jacques Kahn and completed in 1929, 630 Ninth Ave. is a historic office building comprising more than 275,000 s/f. Originally developed to serve businesses in the theater, film and music industries, the renovated Film Center Building today accommodates a diverse mix of tenants. Located in the heart of Hell’s Kitchen, just moments from the Theater District, the property offers convenient access to numerous restaurants and transportation options, including the Port Authority Bus Terminal, NY Waterway ferry service, the Lincoln Tunnel and multiple subway lines.
