Guy Blake, CCIM, associate broker for Pyramid Brokerage Co. Hudson Valley, represented two different buyers in the acquisition of net leased Dollar General stores. The properties, one in Greenville and one in Waterloo, are both freestanding, single tenant buildings that were built to suit for Dollar General. The stores have 5-7 years remaining on their primary lease term and were sold in the 11-12% cap rate range.
"These were both great investment deals," said Blake. "They're new buildings with a credit tenant that's doing very well even in this economy. They're hard to beat if you're looking for good returns and stability in your investments."
