Babaev Group of New York launches leasing at 456 Grand

The Babaev Group of New York has launched leasing at its newest Williamsburg rental, 456 Grand. MNS, an innovative, full-service real estate brokerage in New York City, has been retained as the exclusive leasing and marketing agent for the luxury rental building that offers residents a new construction building in the heart of one of borough's most dynamic neighborhoods. "Prior to officially launching, we have generated a lot of interest in 456 Grand due to its dynamic architecture, spacious floor plans and prominent corner location in a vibrant part of East Williamsburg. We have over 700 people on our waiting list and will be inviting them to the building for tours as we launch this weekend. With the pent-up demand for new rentals in the neighborhood we expect the building to lease up quickly," said Andrew Barrocas, CEO of MNS. Slated for occupancy in March, the six-story, 456 Grand, includes 52 one and two-bedroom apartments ranging in size from 675 to 1,072 s/f. Designed by KOH Architecture, residences feature generous, open layouts, 10.5' ceilings on the bottom floor and 9' ceilings throughout the other floors, oak hardwood flooring throughout and floor-to-ceiling windows with some residences offering Manhattan and East River views. In addition, each floor has its own laundry room. Kitchens at 456 Grand feature Whirlpool appliances, Stonington grey laminate cabinets and granite countertops. Bathrooms feature Takla porcelain tile, Avanity sinks, Grohe faucets and custom vanities. Master bathrooms feature Takla's Wood Grain Collection in volcanic ash. Select residences have spacious and private terraces. 456 Grand will feature a range of amenities and services for residents including a rooftop terrace, fitness center, package room, bike storage and on-site parking. The rooftop of the property includes several various-sized solar panels. Energy harnessed from the panels will power the common spaces, like hallways, lobby, and fitness center. The 8,000 s/f retail space in the base of the building will be home to Tiger Shulman's Karate and Don Pancho Villa. The restaurant will feature indoor and outdoor dining. Situated on the corner of Borinquen Place, 456 Grand is located in dynamic East Williamsburg and is within walking distance to some of the best bars, shops and restaurants in the area including Dumont, Traif, Battery Harris, Barcade, the Glenwood Hotel and the Brick Theater. 456 Grand is conveniently located near the Lorimer L and Metropolitan G subway stops.
