AmTrustRE’s 59 Maiden Ln. reaches 100% occupancy with 73,000 s/f in leasing activity

Manhattan, NY AmTrustRE’s office tower in the Financial District, 59 Maiden Ln., has reached 100% occupancy following a new, 14,807 s/f lease with Blackstone-backed ANV Group Holdings Ltd. and a 58,164 s/f renewal from London Fischer LLP.

The leasing milestone comes ahead of the completion of the property’s extensive repositioning, including its facade and lobby renovations expected in 2027, and a redesigned public plaza, slated for completion later this year, underscoring continued tenant demand for modern, well-located office space. 

59 Maiden Ln. is a 44-story, 1,043,670 s/f office tower in the heart of the Financial District. Within walking distance of Wall Street, the building offers close proximity to major transit options, retail, dining and cultural destinations. The tenant experience will soon be further enhanced with the arrival of Club Studio, a premium fitness concept operated by Fitness International, the company behind LA Fitness. The 36,548 s/f three-floor facility is slated to open in early fall of 2026.

AmTrustRE has signed ANV Group Holdings Ltd. (ANV), a global insurance intermediary and strategic managing general agency (MGA) platform formed through a strategic partnership between AmTrust Financial Services and Blackstone Credit & Insurance, to a 14,807 s/f lease at the property. ANV, a new tenant to the building, will occupy the 6th floor, further strengthening the roster of leading financial services and insurance tenants at 59 Maiden Ln. ANV and AmTrustRE were both self-represented in the transaction.

Recommitting to the building, London Fischer, a national litigation and business law firm advising the world’s most prestigious corporations across the construction, manufacturing, and insurance sectors, has resigned its 58,164 s/f lease and will continue to occupy the 39th, 40th and 41st floors. The firm’s renewed commitment to the building will be completed by a significant redesign to their office space. Bud London, managing partner of London Fischer, represented the firm in the transaction, while AmTrustRE was self-represented by Anne Holker, managing director leasing and acquisitions of AmTrustRE. 

Originally constructed in the early 1960s, 59 Maiden Ln. is undergoing a complete redesign to reflect the vibrancy and modernity of the workforce and neighborhood. Led by famed New York City architects, MdeAS Architects, the tower’s exterior is being replaced with a contemporary porcelain-and-aluminum façade system. The renovations have also introduced high-efficiency windows and significant upgrades to the building’s insulation, reducing carbon emissions and energy use and better aligning the tower with New York City’s emission reduction regulations. The facade and lobby renovations are expected to be complete in 2027, following the completion of the plaza renovation.

Beyond 59 Maiden Ln., AmTrustRE owns and operates an extensive commercial real estate portfolio spanning across New York City. Other notable assets include 250 Bdwy., a 31-story office building steps from City Hall Park; 260 Madison Ave., a 22-story office tower in the heart of Midtown East; 360 Lexington Ave., a 24-story office building near Grand Central Terminal; 203 Jay St., an 8-story, Brooklyn-based office building and its adjoining 33-story luxury residential tower, The Amberly.
