ABS Partners Real Estate secures leases totaling 12,230 s/f at 21 West 38th Street, Bringing property to full occupancy
New York-based full-service commercial real estate firm ABS Partners Real Estate, LLC brokered three deals at 21 West 38th St. totaling 12,230 s/f, bringing the building to 100% leased. Ron Zimmerman, Andrew Udis and Ian Weiss of ABS Partners represented the ownership, Brause Realty Inc., in all three transactions.
* Kumon North America, the world's largest after-school math and reading program, signed a 4,465 s/f lease for the entire fifth floor. Jack Cohen of Colliers International represented the tenant in the transaction; asking rent for the space was $44 per s/f.
* Office furniture dealership Henricksen signed a 4,465 s/f lease for the entire 16th floor. Giorgio Versea of DTZ represented the tenant in the transaction; asking rent for the space was $44 per s/f.
* Skin Operating LLC, an apparel design showroom and studio, signed a 3,300 s/f lease for the entire 17th floor, which includes a 900 s/f tiled terrace. Howard Rosenblum of Kaufman Leasing represented the tenant in the transaction; asking rent for the space was $50 per s/f.
Zimmerman, Udis and Weiss are currently marketing the entire 4,465 s/f sixth floor of the building, which is available for occupancy immediately.
"We've seen a strong demand for side street buildings in centrally located areas that serve as a less expensive alternative to the Flatiron District, Midtown north of 42nd Street, and nearby Broadway buildings," said Zimmerman. "This area particularly has seen a flurry of activity as it has transformed from the nine-to-five industrial Fashion Center to the 24/7 destination."
21 West 38th St. is a 17-story boutique office and retail building that features 24/7 access, an attended lobby, recently upgraded elevators, operable windows and individual tenant-controlled air conditioning units. The building is located in the heart of Midtown, within walking distance of Grand Central, Penn Station and the Port Authority Bus Terminal.
