Himelblau and Hakimian of Itzhaki sell mixed-use building for $4.575m

Itzhaki Properties has completed another closing in the West Village, at 442 Avenue of the Americas. The building, which sold for $4.575 million is a three-story mixed-use property containing two free-market apartments and the Ansonia Pharmacy—well-known in the area for displaying up-and-coming artists' works in its front windows—on the ground floor. The property is located on the corner of 6th Ave. and 10th St., between Union Sq. Park and Washington Sq. Park, near Parsons, the New School, and NYU. With the retail lease expiring in two years at low rent, and the open possibility of adding another floor to its currently built 3,764 s/f, the building offered a significant amount of upside. Itzhaki Properties sales associate Inbal Himelblau represented the seller and managing director Ivan Hakimian represented the buyer.
