Hero designs Viana Hotel; interiors by Artistic Design, Zucaro Construction is general contractor

Abiding by time-honored principals of feng shui and incorporating modern practices of "green" building, the new Viana Hotel and Spa is one of the area's first and only boutique hotels using elements of ancient Chinese feng shui philosophy and eco-friendly living to provide the highest level of comfort, pleasure and serenity. Martin Hero was the architect for this $18 million project with Artistic Design Associates executing the interior design and Zucaro Construction acting as general contractor. Catering to those wishing to maintain lifestyle priorities while away from home, the Viana follows the fundamentals of feng shui, a concept developed 3,000 years ago and believed to improve life balance by receiving positive qi, or the flow of energy that sustains living beings. From the mountain wall on the property's eastern border to the marble compass embedded in the entryway, the Viana impeccably incorporates the five elements of feng shui (fire, water, wood, metal, and earth) creating a constant sense of tranquility present in all103 guest rooms, 12 suites, and penthouse. The Viana holds high standards of environmentally sustainable living in and out, demonstrated through its rooftop solar energy system; energy-saving lighting; bathrooms with water-saving dual flush systems and filling rooms with materials, furniture and décor of eco-friendly products. Six spa treatment rooms offer massage, facials, manicure/pedicure, and hair salon services in a relaxing, organic, chemical-free setting. Among the treatments are BodyCoffee, an indulgence combining the therapeutic qualities of organic coffee, and the Viana's own Restorative Marine moisturizer made with red algae from Hawaii. Fusing traditional Italian cuisine with an Asian influence is the hallmark of the Viana's Marco Polo Restaurant and Bar. Gourmands will find an eclectic, palate-pleasing menu of items such as Antipasto Sushi Rolls and Chicken Francaise Egg Rolls. Feng shui design, environmentally friendly elements, and unique cuisine round the list of components incorporated to provide guests with a one of a kind, and undoubtedly "balanced" experience. The Viana Hotel and Spa is a member of Small Luxury Hotels of the World and one of four hotel properties owned and operated by the Mindel family including the Adria in Bayside, NY; the Inn at Great Neck and Four Points by Sheraton in Plainview, NY.

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
