North Bellmore, NY Fred Parola, CEO of the Town of Hempstead Industrial Development Agency (IDA) said the agency granted final approval to a package of economic development incentives that will assist a developer in constructing apartments for 55 and older renters on the site of a former synagogue.
The IDA approved the incentives in the form of an authorizing resolution for SDL Bellmore LLC. SDL plans to replace a 26,903 s/f vacant building formerly used by Temple Beth El Jewish Center with two buildings totaling 45,458 s/f. The site is on 1.43 acres at 1373 Bellmore Rd.
The project will cost $12.6 million and will consist of 28 units across the two planned buildings. The project will generate 37 construction jobs and three full-time equivalent positions.
All of the units will be two-bedrooms/two-bathrooms and will be leased to residents 55 and up. Three apartments will be designated for veterans.
The synagogue merged with the East Meadow Jewish Center in 2020 to create the East Meadow Beth-El Jewish Center.
Scott Leyton, a longtime partner in the development firm Ornstein Leyton, is the sole owner of SDL.
The Hempstead Town Board granted a zone change in 2022, and site plan approval on Nov, 18. The existing building has been exempt from property taxes and is to be demolished.
