Hatfield Group, Site Works lease 7,500 s/f at GFP’s 307 West 36th St.

Manhattan, NY GFP Real Estate, LLC brokered two new lease transactions totaling 7,500 s/f at 307 West 36th St. in the Garment District.

Hatfield Group Engineering & Architecture D.P.C., a WBE-certified structural, facades and MEP/FP engineering firm, signed a new long-term lease for 4,517 s/f on the 16th floor. The space includes access to private outdoor space. The firm will relocate from 285 West Bdwy. Michael Rouzenrouch of Miyad Realty, LLC represented the tenant.

In a separate transaction, Site Works, a landscape architecture firm specializing in construction management and landscape architecture, has signed a new long-term lease for 2,983 s/f on the 16th floor. The firm’s new office also features private outdoor space. Site Works will relocate from 150 West 28th St. Wiliam Akleh of Sido New York, LLC represented the tenant.

Barbara Yagoda, senior managing director of GFP Real Estate represented the landlord, GFP Real Estate, in both transactions.

“These leases reflect continued demand from design, engineering and creative firms seeking well-located, character-rich office space with strong accessibility,” said Yagoda. “307 West 36th St. offers a compelling combination of pre-war charm, modern upgrades and proximity to major transit hubs, making it an ideal fit for tenants like Hatfield Group and Site Works.”

Built in 1926 and originally known as Garment Wear Arcade, 307 West 36th St. is an 18-story, 220,000 s/f pre-war office building designed by Emery Roth. The property underwent a comprehensive renovation in 2012 and features a white-marble lobby with dual entrances on both 36th and 37th Sts. The building offers a range of flexible floorplates and select spaces with outdoor areas.

Located near Penn Station, the Port Authority Bus Terminal and Herald Sq., the building has a diverse tenant roster spanning architecture, design, nonprofit and creative industries. Notable tenants include Lingua Franca, Urbahn Architects, GOOD+ Foundation and Neighborhood Housing Services of New York City.

These latest transactions further underscore GFP Real Estate’s ongoing strategy of attracting high-quality tenants to well-located Midtown South assets through thoughtful repositioning and hands-on leasing.
