Melville, NY On January 1st, 2016, Harris Beach expanded its Long Island presence, from an office in Uniondale, to the opening of its Melville office. Throughout the past year, the Melville partners Keith Brown, David Altman and Mike DiLeo have collaborated with the firm’s statewide real estate developers industry team to significantly expand their representation of Long Island based developers, as well as development projects in the greater New York City region. The Melville partners have also expanded the firm’s representation of banks and clients with commercial real estate financing transactions.  An additional asset that was added to the Long Island resources was the establishment of an economic development and grant writing team to our consulting subsidiary, HB Solutions, with the addition of Anthony Manetta and Nicole Christian.

The Melville partners, along with the HB Solutions consultants, have been able to leverage the firm’s statewide platform to access additional Harris Beach resources, more fully serving current clients and attracting new ones from the Long Island region.  The investment in Long Island benefits our many industry teams and allows us to provide enhanced service across New York state, by leveraging our collective experience as illustrated in the overview of the firm’s industry representation.

Harris Beach’s statewide real estate developers industry team has been involved in some of New York’s largest and highest visibility projects, including the development of a broad spectrum of industrial complexes, high technology research parks and other commercial office parks, hospitals and health care facilities, traditional and alternative energy generation, waterfront developments, large municipal revitalization, destination and strip malls, multi-tenant, condominium and low income housing, higher education and K-12 schools, academic and sports complexes, hotels and one of the state’s largest casino resorts.

Harris Beach also represents franchisors and franchisees across New York, representing major fast food restaurants, national chain restaurants, automotive and tire chains, gasoline station retailers, and major national department and grocery stores.  Harris Beach represents these clients in all aspects of development, such as site acquisition and due diligence investigations, obtaining zoning and land use approvals and permits, construction contracting matters, store and ground leasing, negotiating reciprocal easement agreements, obtaining construction and permanent financing and property dispositions.

The evolving relationship of environmental consultants and the lending community - by Chuck Merritt

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
