Hakimian Organization's 75 Wall atop Andaz Hotel completes $17.726 million in sales

The Hakimian Organization has reported its sales activity at its 75 Wall property, the condominium atop the Andaz Wall St. hotel, with 12 transactions totaling $17.726 million in October alone, including contracts out and contracts signed. Douglas Elliman Development Marketing is the exclusive sales and marketing firm and Ariel Cohen is leading sales. "This has been one of our strongest months to date and the recent traffic in our sales gallery indicates steadfast momentum, especially for the months ahead," said Ben Hakimian, founder and president of The Hakimian Organization. Of the five deals closed at the luxury condominium this month, three were two-bedrooms sold at an average of $1,258 per s/f, while a contract signed on another two-bedroom achieved $1,561 per s/f. "Sales at 75 Wall are setting the pace for the market in FiDi," said Susan de França, president and CEO of Douglas Elliman Development Marketing. "With demand high and inventory low across the city, domestic and international buyers are seeking the value found in Lower Manhattan, and we're seeing a lot of movement as a result." Ongoing development in Lower Manhattan is also a contributing factor, as the area has become a magnet for creative, media and tech industries, a fact underscored by the opening of WeWork at 222 Broadway and the anticipated opening of One World Trade Center next year. Already home to an abundance of cultural, culinary and shopping destinations, the Financial District will soon welcome an array of big-name brands like Salvatore Ferragamo and Burberry at Brookfield Place, not to forget the many new attractions coming to the soon-to-be reinvented South St. Seaport, including a 4,000-seat amphitheater. Designed by the award-winning Rockwell Group and named a Best Mixed-Use Development in the 2012 prestigious Americas' Property Awards, 75 Wall is perfectly situated at the heart of this evolving neighborhood. Each residence boasts soaring ceilings, expansive six-foot windows and elegant finishes, including wide-planked oak flooring throughout. The kitchens feature fine Italian wood lacquered cabinetry, Caesarstone countertops, and upscale appliances by Sub-Zero, Liebherr, Bosch, Miele, Electrolux, and Sharp. The bathrooms are dressed with custom wood cabinetry, marble floors and tub surround. Additionally, every residence is equipped with washer and dryer, and affords access to the building's many private amenities - state-of-the-art gym with yoga studio, billiard and media lounge, glass-ensconced rooftop oasis with wrap-around terrace and 360-degree views of the greater New York area - along with 24-hour doorman, on-site parking, and Abigail Michaels Concierge. Residents of 75 Wall also enjoy the Hyatt-managed hotel's world-class services, such as room service and in-residence spa services, as well as priority access to the onsite restaurant, Bar Seven Five, and outdoor biergarten. The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
