Manhattan, NY Adler & Stachenfeld LLP said that Luisa Gutierrez has joined the firm as a partner and co-chair of its Condominium & Cooperative Practice. With more than 15 years of experience advising developers, lenders, boards and investors on sophisticated condominium and cooperative matters, Gutierrez brings deep experience to the firm’s already robust practice.
Prior to joining Adler & Stachenfeld, Gutierrez practiced at Herbert Smith Freehills Kramer and, before that, at Seiden & Schein, P.C., where she worked with Alvin Schein and Hillary Potashnick. Both joined Adler & Stachenfeld in 2025, with Potashnick launching the firm’s Condominium & Cooperative Practice soon after. Their longstanding professional relationship reunites two regarded practitioners with extensive experience advising clients on complex condominium and cooperative matters.

Gutierrez focuses her practice on all aspects of condominium and cooperative development, including mixed-use, leasehold and multifamily projects. She advises clients on condominium structuring, governance, regulatory compliance, financing arrangements, offering plans and transactional matters, and regularly counsels developers, lenders, boards and investors through the lifecycle of development projects. She also has significant experience coordinating condominium formations designed to maximize property tax exemptions and abatements, as well as negotiating declaration and governance terms with city and state agencies.
In addition to her technical legal experience, Gutierrez is known for her collaborative, business-minded approach and her ability to guide clients through highly nuanced and fast-moving transactions. Her practice spans both public and non-public condominium offerings and includes advising on complex financing structures and risk management strategies related to large-scale developments.

Gutierrez is admitted to practice in New York and earned her J.D. from Touro University Jacob D. Fuchsberg Law Center and her B.S. from State University of New York at Cortland.
