GFP Real Estate sign two new retail leases totaling 5,614

New York, NY GFP Real Estate, LLC has signed two new retail leases to 10 Astor Pl. and 740 Broadway in NoHo.

“Both Raising Cane’s and Felix Roasting Company wanted convenient, well-trafficked locations for their newest expansions. We are thrilled to support both tenants as they break into the New York City food market,” said Donna Vogel, senior managing director of GFP Real Estate.

In the first transaction, Raising Cane’s Chicken Fingers, a Louisiana-based fast-food restaurant serving its ONE LOVE—quality chicken finger meals—signed a 20-year lease for 4,358 s/f of prime, ground-floor retail space at 10 Astor Pl. at the corner of Astor Pl. and Lafayette St. 

Set to open in Q3 of 2022, the new location will be the one of the company’s first locations in New York City, joining the company’s more than 615 restaurants in 32 states, Bahrain, Kuwait, Saudi Arabia and the United Arab Emirates. 

Corey Zolcinski, Patrick Smith and Erin Grace of JLL represented the tenant in the transaction; Ross Kaplan and Will Chaplin of Newmark and Donna Vogel of GFP Real Estate represented the landlord, GFP Real Estate. The prime corner space was previously occupied by Walgreen’s.

In the second transaction, Felix Roasting Company, a specialty cafe and roasting company, signed a 10-year lease for 1,256 s/f on the ground floor of 740 Broadway. Each of Felix’s store designs are uniquely curated by celebrity interior designer Ken Fulk, but all share an elevated, Old-World aesthetic. The Astor Pl. cafe will be the company’s fourth location and is expected to open in Q2 of 2022.

Built in 1876 by architect Griffith Thomas in a neo-Grecian style as a factory and printing office, 10 Astor Pl. is a seven-story, 156,000 s/f building boasting a newly renovated lobby, loft-like spaces with high ceilings, and large windows. Located on the corner of Astor Pl. and Lafayette St. in NoHo, the building is close to the buzz of the Village with NYU and Washington Square Park just moments away.

Built in 1912, 740 Broadway is a 12-story, 152,000 s/f loft building designed by architect Francis H. Kimball in Beaux-Arts style. Prominently situated on the Southeast corner of Broadway and Astor Place in NoHo, the building offers efficient, flexible floorplates; high ceilings; tenant-controlled A/C; and new large operable windows that provide an abundance of natural light and unobstructed views north. The building’s newly renovated contemporary lobby features state-of-the-art architectural media walls that showcase breathtaking video footage of nature from around the world.

10 Astor Pl. and 740 Broadway are in close proximity to the 4, 5, 6, L, N, Q, R, and W trains and NJ Transit’s 9th St. PATH station.
