Fisher Brothers signs two leases totaling over 40,000 s/f at 1345 Avenue of the Americas

Manhattan, NY Fisher Brothers signed two new leases at 1345 Avenue of the Americas. Canyon Partners, LLC, a $26 billion global alternative investment manager, signed a nearly 22,000 s/f, 11-year lease on the 28th floor. In addition, law firm Ellenoff Grossman & Schole LLP exercised an expansion option for 19,000 s/f, bringing their total footprint to 59,600 s/f. The lease spans 11 years and covers the entire 11th floor and part of the 10th floor.

Marc Packman, head of leasing, and Clark Briffel, senior director of leasing, lead negotiations on behalf of Fisher Brothers with assistance from CBRE brokers Howard Fiddle, Peter Turchin, Gregg Rothkin, Ben Joseph, Bill Iacovelli, and Charles Laginestra. Canyon Partners was represented by Cynthia Wasserberger and Michael Pallas of Jones Lang LaSalle Brokerage Inc. Ellenoff Grossman & Schole was represented by Tim Gibson, Bill Levitsky and John Cilmi Jr. of Newmark.

With the expansion of Ellenoff Grossman & Scholle and the addition of Canyon Partners, Fisher Brothers adds to a legacy tenant roster at 1345 Avenue of the Americas. Most notably, in 2023, Fisher Brothers signed the year’s largest commercial office lease at 1345 Avenue of the Americas with Paul, Weiss, Rifkind, Wharton & Garrison LLP taking 765,000 s/f.

In 2021, Fisher Brothers and J.P. Morgan completed a $120 million capital improvement project, which included upgrades to the building’s exterior, lobby with upgraded touchless elevators, and a new amenity floor, @Ease 1345. The amenity floor features 5,500 s/f of flexible meeting space, event capacity of up to 440 guests, tenant lounge, wellness center, New York City’s largest indoor terrarium and hybrid meeting spaces, available for use by all tenants. Ease Hospitality offers the latest, modernized technology to host engaging meetings and experiences. A second Ease Hospitality location opened at Fisher Brothers’ 605 Third Ave. in 2022.
