Finkelstein of JSF to develop 11-home Waters Edge community - $25m project
Jacqueline Finkelstein, developer and president of JSF Development LLC, has a vision to create new vibrant communities along the Hudson and enhance historic river town villages of the area. Finding a way to revitalize the waterfront communities while safeguarding our environment became a new found passion. With the help of her partner, David Finkelstein lending his experience in building communities on the waterfront, Waters Edge in Dobbs Ferry was carefully planned. The $25 million project will emerge as a new community with 11 homes in a communal setting with views extending across the Hudson to the Palisades.
The homes will be designed to take advantage of the water views and sunsets. The architect for the project is award winning and shares a strong feeling with the developer that a home should embody both a sense of timelessness and serenity in design. The Office of Carol JW Kurth, AIA Architects is known for her ability in bringing a resort feel in to the home environment with her elegant appointments and designs. Each home will feature windows with transoms, using energy efficient glass, to bring in as much natural daylight and take advantage of the scenic vistas as possible. Dramatic architecture with high ceilings accented with coffered details as well as architectural moldings, bedroom suites with private balconies overlooking the Hudson, and entry foyers with elegant staircases are several featured options of the proposed Waters Edge homes.
Both the architect and developer share the same sentiments in providing "green" technology and sustainable designs to protect our environment. As a member the Natural Resources Defense Council, Finkelstein continuously learns new ways to keep our environment safe.
Luxury and sustainability can go hand in hand, and as an example Finkelstein points out that energy costs can be reduced by using Energy Star appliances so that homeowners can enjoy the benefit of the savings. Waters Edge will provide the homeowner with a truly exceptional and luxurious "sustainable" way of life.

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
