Epilepsy Foundation of Metro New York signs long-term lease at GFP Real Estate’s 322 Eighth Ave.

Manhattan, NY GFP Real Estate said that the Epilepsy Foundation of Metro New York (EFMNY) — a leading nonprofit organization supporting individuals and families affected by epilepsy, neurological conditions, intellectual and developmental disabilities, and mental health challenges — has signed a new 10-year lease for 3,818 s/f at 322 Eighth Ave. in Chelsea.

EFMNY will occupy a portion of the second floor and is expected to relocate from GFP Real Estate’s 40 Exchange Pl. The new space will support the organization’s executive, administrative and program operations as it continues to expand its services.

Allen Gurevich and Matthew Colavita of GFP Real Estate represented the landlord and the tenant.

“As we continue to expand our reach across New York, our new space represents far more than a relocation — it’s an investment in the individuals and families we serve every day. This location not only allows us to expand care for individuals living with epilepsy, but also those facing other neurological conditions, intellectual and developmental disabilities, and mental health challenges such as anxiety and depression,” said Bessida Ouedraogo, executive director of EFMNY. “The new office will enhance our ability to deliver critical services, education and support while creating a welcoming, accessible environment that strengthens our connection to the broader community.”

“Beyond that, being in a building with such a high concentration of nonprofits and true shared community space creates something we’ve never had before: real opportunities to collaborate, connect directly with other providers, and better serve people living with epilepsy, neurological conditions and mental health challenges in a more integrated, holistic way,” Conford said.

Built in 1925 and designed by architects George and Edward Blum in a neo-Gothic style, 322 Eighth Ave. is a 21-story, 185,000 s/f office building In recent years, the property has undergone upgrades, including a reimagined entrance and façade featuring a modern glass storefront, as well as a restored marble lobby with vaulted ceilings and a mural by American artist Thomas Hart Benton.

The building continues to attract a diverse mix of tenants, including nonprofits, technology firms, and creative and professional services users. Recent leasing activity — highlighted by transactions with AccuWeather, Promethean Builders, DoorList, and The Asian American Foundation (TAAF), — has totaled more than 25,000 s/f leased in recent months, underscoring strong momentum at the property and reinforcing its appeal to both mission-driven organizations and growth-oriented companies seeking well-located, character-rich office space in the neighborhood.
