Durst Org. achieves 50% leased at Sven tower

Queens, NY According to the Durst Organization, the 670 market-rate residences in its newest luxury residential tower, Sven, are 50% leased. The milestone comes after eight months of leasing, with the first residents moving in at the start of the year. At 71 stories, Sven is the second-tallest building in the borough, offering residents views of the Manhattan skyline, East River, and the Brooklyn Queens waterfront. The Durst Org. is leasing in-house from an onsite leasing office.

Designed by Handel Architects with interiors by Anabelle Selldorf, Sven features 958 apartments, 288 of which are income-restricted. With an emphasis on sustainability, Sven utilizes the market’s most innovative and efficient systems to promote healthy lifestyles, differentiating it from other residential towers in the area. The available luxury residences at Sven range from studios to three-bedroom apartments.

“This milestone affirms why tenants are drawn to Sven; this project offers a unique proposition by marrying high-end design and top-tier amenities with a commitment to sustainability and healthy living,” said Jonathan (Jody) Durst, president of The Durst Organization. “As the second tallest building in Queens, Sven stands out for its unparalleled views, luxury living, easy access to Midtown, and a unique emphasis on the health and wellness of its residents.”

Each apartment is outfitted with modern stainless-steel appliances and design features, including European countertops, flooring and cabinetry, washers and dryers, floor-to-ceiling double-pane windows for panoramic views, energy efficiency, and sound insulation, blackout shades in all bedrooms, and programmable thermal systems, giving residents complete control of the climate in their home. Further, in a first for large-scale residential buildings in the city, many Sven apartments feature View Glass windows, which allow residents to optimize indoor comfort, views, and daylight by controlling the tint of their windows through an app. The project’s curved facade is anchored around the iconic 1927 Queens Clock Tower, which was once home to the Bank of Manhattan. The landmarked structure has undergone a complete restoration, which included restoring the tower’s four original clock faces.

In addition to the wide array of apartments, Sven will also be home to local taproom Finback Brewery on the ground floor and a new half-acre public park called Sven Park. The new green space will include a range of features, from a playground and dog runs to workout facilities and swinging benches where park-goers can unwind.

Sven is located near the E/M/R subway lines at Queens Plaza and the 7/N/W lines at Queensboro Plaza and mere blocks from the Court Square transit hub. Bound by Northern Blvd. and 41st Ave., residents at Sven will have unmatched access to Long Island City’s eateries and cultural institutions, including MoMA PS1 and the Sculpture Center, as well as nearby public parks, plazas, and playgrounds.
