Delisle of Island Associates negotiates 3,750 s/f for Mail Data Inc.; Nicholson of Island Associates completes 2,500 s/f lease

Island Associates recently negotiated a 3,750 s/f office lease for Mail Data Inc. located at 181 Freeman Ave. The building consists of 80,000 s/f on seven acres. Mail Data expanded their existing size to accommodate their expanding market to overseas clients. Mail Data joins Thro Rugs Limited and a Gold's Gym at this location. Roger Delisle of Island Associates represented both landlord and tenant in this transaction. Additionally, Chris Nicholson of Island Associates represented the landlord in a recent lease transaction at 2137 Deer Park Ave. in Deer Park. The building is 4,800 s/f, distributed on two floors. The Law Group has taken 2,500 s/f of the building. The owners have recently completed a renovation to make the property ready for professional use. The aggregate rental was in excess of $240,000 for a five-year lease. This site is located on Rte. 231 and offers ample parking and visibility.

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
