Colantonio and Gottlieb of Schuckman sell 7-Eleven: $1.51 million

Oceanside, NY Schuckman Realty handled the sale of a single tenant 7-Eleven asset at 65 Atlantic Ave. 7-Eleven has been operating at this location since 2006.

The sale price was $1.51 million.

The 3,000 s/f, free-standing building sits on a 16,901 s/f lot and is located on Atlantic Ave. at the crossroads of Long Beach Rd. and Lincoln Ave.

Matt Colantonio and Edward Gottlieb, CRX, CLS of Schuckman Realty’s investment sales team exclusively represented the seller, a long-term owner who originally signed the 7-Eleven lease. Colantonio and Gottlieb procured a local buyer, in-house, after receiving nine offers from both local and national retail investors.

The sale closed on June 4th.

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
