CBRE sells 214-unit Southpoint Apartment Homes in Massapequa; Dunne, Leonard and McComb represent seller

Jeff Dunne and Christopher Leonard of CBRE's New York institutional group teamed with Malcolm McComb of CBRE's Atlanta multihousing group to represent an institutional seller in the sale of Southpoint Apartment Homes, a 214-unit multifamily property, to JRK Property Holdings. The purchase price was not disclosed. Southpoint Apartment Homes includes 14 apartment buildings situated on 31 acres and features a swimming pool, fitness center and two laundry centers. The property includes multiple parkways, a bus line and two Long Island Railroad stations located within two miles, as well as over 1.7 million s/f of big box and grocery-anchored retail, including the 1.2 million s/f Sunrise Mall, 350,000 s/f Sunrise Shopping Center and 167,000 s/f Sunrise Promenade. Southpoint Apartment Homes has a townhome style layout with individual entrances and terraces or balconies, complemented by recently upgraded interiors with large closets, parquet wood floors and newer appliances.

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
