Buckingham Properties & Morgan Management complete three leases at Legacy Tower; Harter Secrest, Ward Greenberg and McElroy, Deutsch

Buckingham Properties and Morgan Management completed three signed leases at the recently renamed Legacy Tower located at One Bausch & Lomb Place in the downtown: Harter Secrest & Emery LLP; Ward Greenberg Heller & Reidy LLP; and McElroy, Deutsch, Mulvaney & Carpenter, LLP. One of the property's anchor tenants, Harter Secrest & Emery LLP, demonstrated their commitment to downtown by recently signing a long-term renewal for their firm's headquarters. The firm occupies 80,000 s/f on several floors. Harter Secrest & Emery is the one of the largest law firms in Rochester, and ranked #1 among all Western New York law firms according to the 2013-2014 U.S. News and Best Lawyers national ranking. Additionally, Ward Greenberg Heller & Reidy LLP relocated to the eighteenth floor of Legacy Tower, which was originally the home of the Bausch & Lomb law department. "Our new offices are first-rate," said Harold Kurland, a Ward Greenberg partner. "They are efficient and convenient, the views are fantastic, and the quality of the building is superb. The location also is excellent, and we are very happy to have made this commitment to downtown Rochester. We took a fresh look at the time of our lease renewal, and decided that moving into the premier office tower in upstate New York was a unique opportunity for our firm." McElroy, Deutsch, Mulvaney & Carpenter, LLP also signed a lease to occupy 1,779 s/f on the ninth floor of the Legacy Tower. McElroy, Deutsch, Mulvaney & Carpenter, LLP is a diverse practice of lawyers with a full range of legal services, including municipal and local government, litigation, labor and employment. The 460,000 s/f former Bausch & Lomb headquarters was purchased from Valeant Pharmaceuticals International this past August. The class A office tower is jointly owned by Buckingham Properties and Morgan Management. The name Legacy Tower was selected to collectively pay tribute to Bausch & Lomb's significant contribution to Rochester's heritage and growth, as well as to honor Larry and Jane Glazer's lasting legacy to the downtown Rochester landscape. The building was about half occupied at the time of purchase, with nine tenants employing over 600 people. "Since the transfer of ownership, there has been an abundance of activity," said Joseph Rowley, Director of Leasing & Marketing at Buckingham Properties. "Legacy Tower offers the highest quality Class A office space in Rochester, and we are seeing a great deal of interest from firms looking to locate downtown to be involved in the resurgence of the city center."

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
