Broad Street Development's 61 Broadway awarded Energy Star label; Effort spearheaded by Ward, Budgell and Smith
Broad Street Development (BSD), an investor, owner and management firm led by Raymond Chalmé and Daniel Blanco, was awarded the Energy Star label, recognizing its energy conservation efforts at 61 Broadway. "We are extremely pleased to be awarded the Energy Star designation at 61 Broadway," said Blanco. "As a company we are continually focused on how to minimize our carbon footprint and improve the efficiency of our assets, and we are proud of our success at 61 Broadway. In fact we have initiated this on a portfolio-wide basis to encompass other 'green technologies."
The Energy Star certified property meets strict energy performance standards set by Environmental Protection Agency (EPA), and uses less energy, operates more efficiently and causes fewer greenhouse gas emissions than other buildings. In the Commercial Building Energy Consumption Survey (CBECS), held every four years, the EPA collects basic data to calculate how much energy would be used if the building were performing at its best and worst levels. Properties rated 75 are better, are considered performing at its best, and are awarded the Energy Star label. The team at BSD is pleased with 61 Broadway's 85 rating on the CBECS.
The key personnel responsible for the buildings efficient operations that secured the Energy Star designation are director of operations Kevin Ward who was supported by Gene Budgell, director of engineering, and Kristin Smith assistant property manager for the firm.
Fortunately for tenants of 61 Broadway, the Energy Star label is more than just an important distinction; it translates into real savings on operating costs. The 780,000 s/f downtown office tower features pre-built and built-to-suit spaces ranging from 1,000 to 10,000 s/f in size. It boasts magnificent views, a diverse tenant base and an exceptional management team, in a convenient location near major transportation hubs. The property is currently 97% occupied and continues to attract an impressive roster of tenants, including law firms, financial and information technology services and advertising agencies, among others.
BSD is an investor group led by Raymond Chalmé and Daniel Blanco focusing on the acquisition and management of real estate assets. With more than three decades of combined real estate experience, Chalmé and Blanco have developed a reputation as "hands-on" owners and managers. The firm specializes in the repositioning of acquired assets to meet the requirements of today's commercial and residential tenants. The firm has recently launched its new asset management division, serving as consultant to institutional owners on the creation and implementation of real estate strategies.
