Bowers of Prudential Blake Commercial brokers $2.25 million sale of 80,000 s/f

Paul Bowers of Prudential Blake Commercial, Realtors has effected the sale of an 80,000 s/f, 4-acre truck stop facility at 340 Church St. on the Hudson River at a price of $2.25 million. Bowers was the listing agent for the property on behalf of LW Land Development and the secured the buyer, Alta East of Middletown, who will soon begin upgrading the entire facility. According to his principal broker, Richard Ferro, Bowers's success over his 30-year career in commercial real estate brokerage has been due in large part to knowing and reaching the right potential buyers for his listings. "With every new listing, Paul immediately creates a list of the top 25 candidates for the property," Ferro said, "and invariably, the ultimate buyer or tenant is on that list." The facility includes truck fueling stations, convenience store, restaurant, truck repair shop, and truck equipment retail area with office space and climate controlled storage on the upper floors. The facility was built for Mobil Oil 80 years ago and has been a noted truck stop along I-87 for many years.
