Becker Org. launches Nashville 1031 exchange and investment opportunity

Nashville, TN The Becker Organization launched a new 1031 exchange and direct investment opportunity, Sixth & Division, a 1.74-acre site. The property, a fully operational Greyhound/FlixBus terminal built in 2012, represents a covered-land investment that blends current cash flow with potential residential development upside.

Situated in Pie Town, one of the city’s fastest-growing mixed-use districts, Sixth & Division benefits from close proximity to downtown, SoBro, the Gulch, and major transportation corridors. Zoned Downtown Code (DTC), the site allows for development up to 12 stories by right and as many as 18–20 stories under Nashville’s Bonus Height Program or potentially up to 30 stories through the Overall Height Modification (OHC), creating future potential for mixed-use vertical development upon lease expiration.

“We are thrilled to bring this opportunity to investors seeking a combination of current income and long-term growth,” said Alexander Anderson, senior director of Time Equities. “It’s rare to find a downtown site offering stable cash flow from a global credit tenant today with the opportunity for a potential development concept for the property in a growing city.” Time Equities Inc.’s broker dealer, Time Equities Securities LLC is the managing broker dealer of this issuance.

“This investment opportunity reflects The Becker Organization’s ongoing strategy of pairing current income with future growth in markets we believe in;” said David Becker, senior managing director and head equity strategist at Time Equities Inc. “Downtown Nashville has seen tremendous development activity in the last decade and is well positioned to continue to evolve into one of the country’s most dynamic urban markets.”

The offering is available to 1031 exchange and direct cash investors. Interested parties are invited to review the full investment summary and confidential offering memorandum for additional details before securing an investment allocation.
