BEB Real Estate signs three leases totaling 23463 s/f

Port Washington, NY BEB Real Estate has signed three new tenants totaling 23,463 s/f within its L.I. commercial property portfolio, according to Lee Brodsky, BEB’s president.

In the first deal, Irving, Texas-based 7-Eleven will relocate its tri-state headquarters from Connecticut to BEB’s 26 Harbor Park Dr., where it will occupy 6,363 s/f. The 89-year-old convenience store pioneer, which operates some 58,500 outlets in 17 countries, will take occupancy in July. Marisa Karmitz and Rob Kuppersmith of Cushman & Wakefield represented 7-Eleven. 

The largest of the three deals in terms of new space leased involves One World Distributor. One World has taken 15,000 s/f at 300 Michael Dr., a warehouse and distribution facility in Syosset. Devang Koya of Shacker Realty represented the tenant.

In the third transaction, Integrated Structures has leased 2,100 s/f at 910 South Oyster Bay Rd., a warehouse and distribution facility in Hicksville.  

Brodsky, in his other capacity as a managing director of Newmark Grubb Knight Frank, negotiated all three transactions on behalf of BEB along with his Newmark colleagues Dan Oliver and Dan Marcus, managing director and director, respectively.  

“There has been a great deal of interest in our Long Island properties recently, as these deals suggest,” said Brodsky.  “We’re looking forward to strong activity in the upcoming months.”

“More and more companies are recognizing that Long Island is a value alternative to Queens and Brooklyn,” said Bert Brodsky, chairman of BEB.  “This recognition has been a major factor underlying the increased leasing velocity.”
