Avdoo launches sales for residential development at 110 Boerum Pl.

Brooklyn, NY Avdoo has launched sales at 110 Boerum Pl., the firm’s newest residential development in Cobble Hill, Brooklyn. The 21-residence boutique building offers a contemporary interpretation of the neighborhood’s iconic brownstones. Designed in collaboration with Brooklyn-based Brent Buck Architects and landscape design firm Brook Landscape, the project features crafted interiors, a curated amenity program, and private outdoor spaces.

“At 110 Boerum Pl., we’re introducing a residential experience that redefines modern living in Cobble Hill,” said Shlomi Avdoo, CEO and founder of Avdoo. “To cultivate a true sense of belonging and community, we’ve collaborated with Brent Buck to design homes that honor the neighborhood’s architectural heritage while offering refined amenities and meticulously constructed spaces that embody the warmth and timeless elegance of Brownstone Brooklyn.”

The six-story red-brick building includes residences ranging from two to five bedrooms across 14 layouts. Encompassing approximately 65,000 s/f and spanning an entire block from Dean St. to Pacific St., the building was envisioned by architect Brent Buck, drawing inspiration from Cobble Hill’s low-rise brownstones and classic brick facades. Each of the 21 residences was designed as an individual home, rather than part of a larger development. Pricing for two-bedroom homes starts at $2,975,000, while five-bedroom pricing is available upon request. Residents will also have access to more than 11,000 s/f of amenities and landscaped outdoor space designed by Brook Klausing of Brook Landscape.

Arrival

Residents enter through an arched doorway into a light-filled lobby featuring marble, wood, and natural materials. The attended lobby includes curved decorative-plaster ceilings, gentle uplighting, and warm gray limestone flooring laid in a random pattern with hand-chipped edges.

A courtyard designed by Brook Landscape anchors the lobby, while an adjacent lounge provides space for residents to gather or wait for guests.

Residences by Brent Buck Architects

Designed from the inside out by Brent Buck Architects, each residence emphasizes transitions between spaces. Curved interior elements connect to the exterior architecture, with arches above each front door echoing the lobby entry. Curved ceilings continue throughout the residences.

Homes range from approximately 1,231 s/f for two-bedroom layouts to 3,981 s/f for five-bedroom residences. All residences include private outdoor space, with most featuring multiple exposures. Millwork was custom-designed for each home, including kitchens, vanities, and bars.

Private outdoor spaces include terraces, roof terraces, and loggias, accessed through nine-inch double in-swing windows and oversized sliding doors. Outdoor amenities include electric BBQ stations and water spigots.

Interiors feature ceiling heights up to 10 ft. 6 in., vintage-brass hardware, and honed soapstone fireplaces. Kitchens include limewash walls, custom white oak cabinetry, honed Paonazzo Caldia marble countertops, AGA induction ranges, and a Thermador appliance suite. Bathrooms feature honed Arabescato marble, radiant heated floors, soaking tubs, walk-in showers, and custom millwork.

“Brooklyn has an authenticity and intimacy that we wanted the interiors of Boerum Place to reflect,” said Brent Buck, principal at Brent Buck Architects. “We designed the homes to seamlessly blend the interiors and exteriors, prioritizing how each space feels and functions. We leveraged natural materials, soft textures, and carefully considered natural light to create homes that feel timeless, personal, and deeply connected to their surroundings.”

Amenities

110 Boerum Pl. offers more than 11,000 s/f of amenities. The ground floor includes a listening lounge, great room with fireplace, catering kitchen, wet bar, lobby lounge, co-working suite with coffee bar, and landscaped terrace. A library adjacent to the lobby provides a quieter sitting room.

On the foundation level, five amenity suites face the central courtyard. The wellness suite includes treatment rooms, red light therapy, infrared sauna, dry sauna, steam room, cold plunge, and showers. Additional spaces include a fitness suite, boxing studio, movement studio, children’s playroom, pet spa, private storage, bike storage, and on-site parking.

Landscape

Brook Klausing of Brook Landscape designed the outdoor environments, including a central courtyard inspired by canyon valleys. The sunken courtyard features a boulder waterfall in the subcellar, with layered plantings that evolve seasonally. Wellness and fitness suites, as well as the children’s playroom, are oriented toward the courtyard.

Architecture

Brent Buck Architects designed Boerum Place as 21 distinct residences, prioritizing custom floor plans and multiple exposures. Despite spanning 65,000 s/f, the project maintains the scale of Cobble Hill’s traditional brownstones. The red-brick façade reflects the neighborhood’s architectural character.

Avdoo’s in-house team is exclusively handling sales. Completion and occupancy are anticipated in 2026.

Located in Cobble Hill, 110 Boerum Pl. is surrounded by historic brownstones, cafes, restaurants, and shops. The property is near 11 subway lines, Brooklyn Bridge Park, Cobble Hill Park, BAM, the Mark Morris Dance Group, and Barclays Center, with access to Atlantic Terminal and multiple bus routes.
