Atlas Capital Group, Partners Group and Invesco secures 17,684 s/f lease with HALO Branded Solutions at The Factory

Queens, NY A partnership between Atlas Capital Group, Partners Group (on behalf of its clients) and Invesco has signed a 17,684 s/f, 10-year lease with HALO Branded Solutions at The Factory, the 1.1-million s/f creative loft office building at 30-30 47th Ave. in Long Island City.

Brian Waterman, Howard Kesseler, Jordan Gosin and Alex Rosenblum of NKF negotiated the transaction on behalf of Atlas Capital. Kenneth Salzman of Lee & Associates represented HALO.

Set to occupy space on the sixth floor of the 10-story Factory, HALO is a distributor of promotional products in the U.S. and internationally.  Move-in is scheduled by the end of the year.

“Following renovation of this 92-year old former Macy’s warehouse, The Factory has become a magnet for young millennials seeking cool collaborative workspace, accompanied by a myriad of sought-after amenities,” said Waterman.

Salzman said, “HALO considered relocating its regional NY office to Manhattan, yet Long Island City offered more.  The Factory provides an amenity-rich location, proximate to transportation convenient to all of HALO’s employees.  Atlas Capital proved to be an ideal landlord partner, reaching to accommodate HALO’s needs unlike any other in the marketplace.”

Early last year, HALO acquired Michael C. Fina Recognition, a New York-based third generation leader in the recognition and incentive industry. Poised for continued growth through the joining of forces, the move to expanded space at The Factory will lead to better operating efficiencies and enhanced employee interaction.  

Located at 30-30 47th Ave. in LIC, The Factory was built in 1926 and renovated to create flexible floors with high ceilings and windows providing views of the Manhattan skyline. The building features amenities including a new  lounge, variety of food, indoor bike storage, Factory Athletic Club, parking and private roof deck space. HALO joins other tenants in The Factory, namely: Ralph Lauren, Macy’s, and J.Crew’s Madewell.
