Rochester, NY John Antetomaso and Bob Miglioratti of RE/MAX Plus Commercial teamed up for the sale of 90 Air Port Park Dr. The sale price was $2.75 million.

When a large multifamily owner/developer found that the office building that their management and accounting offices occupied would become excess to their needs, the company turned to Antetomaso and Miglioratti. Attempts were made to sell the property over nearly three years to a shrinking market.

Antetomaso and Miglioratti presented a plan to change the identity of the building and to make it more presentable for other uses. A part of their marketing package included offering concepts for changing the name of the building; simply strengthening the use of the mailing address giving it improved visibility and street presence and suggesting new designs for signage.

A unique element of the original floorplan was the use of a portion of the first floor for the original developer’s helicopter. This space offered wide, clear spans and very tall ceiling heights. The former Airport Park building recently transferred to a new investment group and will soon be introduced with a new identity, new name and updated graphics.

Antetomaso and Miglioratti of RE/MAX represented both parties to this transaction. The buyer was Cook Properties NY LLC and the seller was 90 Airpark LLC.

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home.
