Affinius Capital originates $300 million loan to refinance 102 Fleet - 495 unit multifamily project

Brooklyn, NY Affinius Capital LLC closed a $300 million loan to refinance 102 Fleet, a Class A, 495-unit, 30-story multifamily project with 3,700 s/f of ground floor retail space. The loan was made to The Jay Group and the proceeds will be utilized to complete the remaining construction and lease the property to stabilization.

Affinius Capital senior vice president Perry Katz said, “102 Fleet, with premier amenities, an ideal downtown Brooklyn location, and proven sponsorship, exemplifies the high-quality multi-family assets we actively seek to finance. Closing this fourth transaction with The Jay Group reflects the trust and execution that define our strong partnership.”

The financing was arranged by Henry Bodek of Galaxy Capital. 

102 Fleet is a luxury apartment building comprising 108 studios, 97 one-bedrooms, 262 two-bedrooms, and 28 three-bedrooms. The property features a rooftop pool offering NYC skyline views, a gym and spa with steam rooms, co-working space and conference rooms, multiple resident lounges, an indoor game room, a pet spa, an indoor climbing wall, and pickleball courts.

Located at 102 Fleet Place, the location offers access to transit, major employment hubs, and entertainment, while providing a more affordable alternative to Midtown Manhattan. Nearby attractions include Barclays Center, Fort Greene Park, and Fulton Mall, home to a range of retailers, restaurants, and grocers.
