New York, NY Asset CRG Advisors LLC, handled the off-market sale of a 12-story vacant office condo building. The subject property, located at 609 Fifth Ave., is across the street from Saks Fifth Ave. & Rockefeller Center. The property sold for $100.5 million.

According to Isaac Matayev and Mike Sezan, investment sales agents at Asset CRG Advisors, “We had to get creative and think outside of the box to bring a boutique investor who would identify and capitalize on the opportunity. The purchaser, Top Rock Holdings LLC, will utilize the available air rights in place to add additional stories and value to the existing structure. The units will provide for astounding views of Manhattan.”

Both Matayev and Sezan represented the buyer, Top Rock Holdings, and the Seller SL Green Realty in this transaction.
