2022 Year in Review: Ryan Nelson, Turnbridge Equities

Ryan Nelson
Managing Principal
Turnbridge Equities

What person, project, transaction or market trend had the greatest impact on your industry this year?

Increasing demand for efficient and reliable supply chain solutions is a trend greatly impacting the logistics/warehousing industry. As a heavily populated, dense area, New York was lacking an innovative last-mile logistics center. Turnbridge’s Bronx Logistics Center is the first-of-its-kind, driving the industry forward as a sustainable, invaluable asset.

What was your greatest professional accomplishment or most notable project, deal, or transaction in 2022?

This year, Turnbridge Equities celebrated the topping out of Bronx Logistics Center, the largest industrial development in New York City and a marquee asset I spearheaded to expand upon Turnbridge’s last-mile logistics portfolio. The project offers 585,000 s/f of class A space, equipped with 3 megawatts of solar panels.

What emerging trends will drive investment and development in 2023?

The industrial sector has great potential as the industry aims to steady the supply chain and meet accelerating demand in 2023. Bronx Logistics Center sets the trend in the NYC metro area, capitalizing on a sparse presence of comparable developments to provide a state-of-the-art solution to a high barrier-to-entry market.
