Some of our New York City based clients are expanding in markets such as Florida, Georgia, and Southern California. We are also seeing companies looking to more suburban settings around New York City and San Francisco as decentralized hybrid work continues to prevail.

What emerging trends will drive investment and development in 2025? 

Each tenant in a commercial development has their own interpretation of a meaningful and functional workplace and the landscape continues to evolve. Developing a flexible occupancy and use strategy is paramount. Today, landlords are offering increased amenity and work letter packages to outline the construction and design process allowing tenants to shop smarter with clearer ideas about their real estate strategy. We will continue to offer an abundance of pre-built real estate options for tenants as a smart investment with noticeable ROI reflecting a more sustainable approach that includes repurposing, rebranding, and creating meaningful interventions in existing spaces.
