What was your most notable project, deal, transaction or professional achievement in 2015? It was a very busy year.  Genesis managed to get a few things into contract and several leases underway all to be closed and opened in 2016.  When everything closes on the sales part and/or the leases for the QSR restaurants are fully permitted we will announce. What real estate project, transaction, market trend or product had a significant impact on your industry in 2015?  Our strong relationship base and maintaining business values have proven to us time and time again that doing right by all will keep the business coming in. Take note, there is such a thing and ethical business practices. How will you be supercharging your productivity in 2016? We have been researching opportunities outside of Long Island. Rising costs in energy, taxes, labor have us concerned. What emerging trends will drive investment and development in 2016? Not sure we can answer this.  Cap rates are sky rocketing, industrial per foot rates are high, Pass thru charges in retail are increasing.  Customers of ours that are in a cash position would like to take aggressive approaches in real estate moves, but the risk of not getting an application is approved (or approved in timely manner) has them sitting on the sidelines.
