Zere Real Estate Services sells 56,000 s/f building in Centereach for $10.7 million

Centereach, NY Zere Real Estate Services sold a landmark building at 2100 Middle Country Rd.

The sale price was $10.7 million.

The subject is a 56,000 s/f office building with an adjacent 10,000 s/f free-standing building in the city’s business and retail corridor.

The building has classical architecture with neoclassical columns and landscaped grounds. The property formerly was a corporate headquarters for a national bank. The subject also has 280 parking spaces, and an attractive rear building entrance. The site also has four curbcut access points.

“I personally handled all of the leasing for this building for over twenty years, at some point I always knew it might turn into a sale of the premises.  The building was popular for leasing because of high traffic volume, strong demographics and access to the North Shore and to the Long Island Expwy. of Long Island. The property is a prime corner site with a traffic light,” said Michael Zere.

The buyer of the property, GAZ Realty Inc. The seller was Commander Enterprises Inc. in this sale transaction.

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
