Winoker Realty negotiates six office leases-17,302 s/f

Winoker Realty Co. has negotiated six individual office leases representing a combined 17,302 s/f within 276 Fifth Ave. in the city's Chelsea district. The signed deals, which are equivalent to approximately 10% of the property's rentable area, were executed within the past three months. Elliot Klein, senior vice president at Winoker Realty Co., exclusively represented the building's owner, 276 Managers LLC, all six signings, and acted for the tenant in five. "This building benefits from 21st Century amenities and mechanicals," said Klein. "All of the elevators and bathrooms were recently restored, and the office suites were upgraded to tenant specified improvements to give users all the modern advantages in a highly elegant setting. In addition to the property's excellent location, these were strong selling points for all of these tenants." The largest lease was signed by law firm David Horowitz, P.C. which took 4,927 s/f of third-floor space for five years. The second-largest lease-which involved a five-year, 4,000 s/f office suite on the fourth floor-was signed by Mavrides, Moyal & Associates LLP. Paul Greene signed a 2,154 s/f lease for ten years on the ninth floor. Creative Marketing signed a 1,396 s/f renewal for one year on the third floor of the building. Winoker represented both sides. The Handel House of Fabrics, Inc. signed a 1,500 s/f lease for five years on the second floor of the building. Geto and de Mily Inc. signed a 3,325 s/f lease for seven years on the eighth floor. Alan Eagle of Bergson Strategies LLC represented the tenant and Winoker represented the landlord. Additional leasing deals will likely be announced in coming weeks, said Klein, noting that 276 Fifth Avenue offers work space that is ideal for smaller office tenants. The building's current roster of occupants encompasses a variety of business types ranging from publishing and law firms to technology and financial firms. In addition, the building's location makes it attractive to a wide spectrum of users. Constructed in 1891, 276 Fifth Avenue is situated on Fifth Avenue along the edge of the Chelsea district. The 11-story building comprises 199,578 square feet of rentable space.
