Stalco Const. and McClave complete SCOPE headquarters

General contractor Stalco Construction, Inc., architect/engineer McClave Engineering P.C., and construction manager McClave Construction Management completed the expansion and complete interior renovation of the 10,000 s/f headquarters of SCOPE Education Services. SCOPE is a not-for-profit, private organization that provides education-related programs to children, parents, community members and professional educators in public and private schools throughout Long Island. Joseph Del Rosso, executive director of SCOPE Education Services, said, "The new headquarters offices will allow SCOPE to expand education support services for the Long Island community and provide home for our growing staff of educators, child care professionals, and school management consultants." The project encompassed demolition of pre-existing interiors, structural reinforcement in selected areas, and construction of new offices within a two-story building that serves as SCOPE's headquarters. The new headquarters features an entrance lobby and reception, business and administrative offices for after-school programs, bathrooms, and mailroom on the first floor. The second floor houses three executive offices, an open office space with 16 workstations, and bathrooms. According to Stalco vice president of operations Kevin Dunathan, the project's challenges included construction activities taking place in an occupied building. "In order to accommodate the client's request for uninterrupted operations during the construction, Stalco performed the renovation in three phases," he said. "The phasing schedule allowed SCOPE employees to work in the areas that were either already renovated or awaiting renovation, while construction continued in other sections of the building," said McClave project manager Brian McClave. The construction team, which included Stalco superintendent Michael Sweeney and McClave project manager Bill Spadafora, developed a detailed staging and logistical plan that ensured the continuity of SCOPE's operations while maintaining the project's schedule. Stalco erected temporary walls in order to isolate areas under construction and coordinated installation of mechanical and plumbing systems with the phased schedule of interior work. Each completed area allowed the client's employees to perform work without interruptions. The renovated offices feature suspended acoustical ceilings, drywall divider walls, broadloom carpet, VCT tiles, porcelain tile flooring, and 2x2 lay-in luminescent lighting fixtures. Building systems work encompassed modifications to the HVAC systems and new voice/data systems and wiring. The evolving relationship of environmental consultants and the lending community - by Chuck Merritt

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
