Najjar of 325 West 13th Street, LLC specializes in small, exclusive projects for upscale clientele

April 9, 2010 - Owners Developers & Managers
Josh Najjar's career began over 30 years ago in the 1980s. Coming from a family background in construction and armed with a degree in Civil Engineering from San Diego State University, Najjar embarked on a five-year long career in construction, working with several companies that serviced NYC Public Works, where he was an instrumental player on projects for the Transit Authority, the Housing Authority, and NYC bridges and tunnels. Najjar was the chief estimator during this time, and the low bidder on twelve contracts totaling over $15 million worth of project work. In the mid '80s Najjar turned his attention to condo conversions, working mainly in the Northeast, where he completed the conversions of about 1,000 units. Combining his deep interest in residential real estate and his experience with custom design jobs, he began building homes in Greenwich, Connecticut, an area he was immediately drawn to for its beautiful homes and idyllic neighborhoods. In the span of five years, he successfully completed two multi-million dollar spec houses. It was while building his second Greenwich home that Josh teamed up with business partner Michael Petrillo, who also comes from a family with deep roots in the construction industry and is a principal of Petro Real Estate Development Corp., a privately-owned real estate development company that specializes in the acquisition and development of all types of commercial and residential real estate and of MFM Contracting Corp. Together, they completed a spectacular 13,000 s/f stone mansion with 26 rooms and 12 bathrooms built on a beautiful private pond. It sold in 2004 for over $6 million. Partners Najjar and Petrillo continue to specialize in small, exclusive development projects and unique custom design work for an upscale clientele. The pair most recently brought their combined expertise and masterful skills to 325 West 13th St., a new development in New York City's West Village. The duo's first multifamily project is more intimate than typical condominiums, with each residence individually and exceptionally crafted by the partners. 325 West 13th St. is a contemporary building with a distinctive tinted glass facade, enhanced by classic white limestone and black marble, designed to reflect the vibrant energy of the surrounding neighborhood with a contemporary elegance. Residents enter through a masterfully-appointed lobby of stone and glass. The residence is serviced by Virtual Doorman, and consists of seven full floor residences, each with keyed elevator access and privacy. Residents are an eclectic mix, many from international backgrounds. The building's last remaining available home is its exquisite penthouse - the closest penthouse to the Meatpacking District on the market. It is available for sale at a newly reduced price of $4.95 million. The expansive duplex is a 2,737 s/f, three-bedroom, two and a half-bath residence boasting unobstructed West Village views, a spacious layout, exquisite finishes, and the grandeur and feel of a private townhouse. It comprises the top two floors of the 7-story, building located at the crossroads of the West Village and the Meatpacking District, and is just steps from historic cobblestoned West Fourth St. In this location, residents truly live in the center of the action in NYC, while also enjoying the peacefulness of a private penthouse with amazing views. Designed with a discerning and sophisticated buyer in mind, the penthouse features a spacious south-facing, sun-drenched living room with stunning wide plank Mahogany flooring and a gas fireplace. The home has an additional 1,500 s/f of outdoor space including four terraces and a completely private roof top with fully-protected and unobstructed West Village views. A second floor Butler's pantry with direct roof access makes the space especially convenient for outdoor parties and gatherings. A large open kitchen features soft sage granite countertops, stainless steel backsplashes, custom Mahogany cabinets, and state-of-the-art appliances including a Sub Zero refrigerator and wine cooler, Viking range, Miele dishwasher and Grohe stainless steel faucets. All of the home's custom-designed bathrooms are outfitted by Waterworks, touting simple luxuries and a classic and refined style. The natural elements of marble, stone, glass and wood are combined to create a timeless elegance, accented by beautiful handmade tile. The guest baths features retro style JADO faucets and Waterworks vanities in a deep espresso color with the most cutting-edge TOTO toilets and a tub shower combination. The master suite bathroom features a lavish Mr. Steam shower with body sprays and an inviting pistachio limestone seat, a deep soaking tub that luxuriously accommodates two adults, and hydronic heated flooring. The adjoining master bedroom features a large, private terrace with river views and a spacious walk-in closet. The penthouse is a rare opportunity to find great space in a sought-after, historic neighborhood, perfect for both families looking for the ideal home, or international buyers looking for the perfect pied-a-terre. 325 West 13th St. was built and designed with extreme care by Najjar and Petrillo, who were adamant that nothing about the apartment be standard or "cookie cutter" in design. When Najjar is not busy building and custom outfitting beautiful homes, he can be found performing in small music venues. An accomplished jazz pianist, he writes and records his own music, and is an avid traveler who has visited all corners of the globe.
