Cohen of Ashlind Properties arranges $6.5m sale for 130,000 s/f industrial bldg.

Richard Cohen, president of Ashlind Properties, arranged the purchase of a 130,000 s/f industrial building, by Internet perfume retailer Fragrancenet.com, which has rapidly outgrown its existing facilities. Fragrancenet.com, currently headquartered in Hauppauge, purchased 900 Grand Blvd. from M.A.S. Boulevard Associates, a company owned by the Kristel Family. The sale, valued at about $6.5 million, or $50 per s/f, closed on Feb. 18. "It's a great building. It was perfect for us," said Dennis Apfel, chairman and chief executive of Fragrancenet.com, explaining that the property offered sufficient office space, warehouse space, parking and loading docks "that would accommodate our future growth." The company plans an August move, following renovations, he said, noting that the company had sought additional space for about three years and at one time considered constructing a new building. The seller, the Kristel family, is the former owner of Commercial Envelope Manufacturing Co., which occupied the building until last year. Cohen represented both the buyer and the seller.
