15 Little West 12 has debuted as the Meatpacking District's newest destination for office and retail tenants. Located within the neighborhood's prime commercial area between Ninth Ave. and Washington St., 15 Little West 12 is a newly-built, 80,000 s/f development spanning Little West 12th and West 13th Sts. "It's rare to find newly constructed space in the Meatpacking District," said Paul Pariser, co-chief executive officer of Taconic Investment Partners. "This is a fantastic opportunity for companies seeking the finest space available for their business in one of the city's most sought after neighborhoods." 15 Little West 12 was the brainchild of late celebrity-party-planner Robert Isabell, who envisioned the building as adding to the color and fabric of the neighborhood. In conjunction with Isabell's estate, Taconic Investment Partners and Square Mile Capital Management are now making Isabell's vision a reality by finishing construction and launching the building. The five-story, block-through building offers four efficient full-floor office spaces, as well as ground-floor retail space. 15 Little West 12 features a 12,000 s/f, block-through retail space, with entrances on Little West 12th and West 13th Sts. The retail space is available for a single tenant or can be divided for up to four users. Robert K. Futterman & Associates is marketing the retail portion. The office spaces, located on the second through fifth floors with floorplates ranging from 12,000 to 17,000 s/f, will be delivered as block-through, white-box spaces. The fifth-floor tenant will have exclusive use of a 6,000 s/f, private roof-top deck. Newmark Knight Frank is marketing the offices. The building received its temporary certificate of occupancy, or TCO, in January. Occupancy for 15 Little West 12 is slated for spring. Designed as a nod to the neighborhood's industrial and commercial past, distinctive features of 15 Little West 12 include: well-configured, loft-like spaces with ceiling heights that range from 12 to 18 feet; a brown-and-gray brick façade; and large, industrial-style windows offering incredible views of the Hudson River, Meatpacking District, The Standard Hotel, the High Line, Downtown and Midtown. "Taconic's redevelopment of nearby 401 West 14th Street, home to Apple, Hugo Boss and Moschino, is a testament to their ability to set the standard for the market," said Robert Futterman. "Working with Square Mile, they will again deliver an incredible opportunity for top brands to enter a beautiful and high-quality retail location. We're excited to work with Taconic and Square Mile to lease the remarkable retail space at 15 Little West 12." "This building presents a rare opportunity for businesses to lease brand-new space in a submarket that doesn't often see new supply," said David Falk, president New York tri-state region and principal at Newmark Knight Frank. "The space and building are what the tenant community has been looking for: an opportunity for a company to accentuate its brand by leasing space at a stunning Meatpacking District property such as 15 Little West 12." 15 Little West 12 is surrounded by top dining and retail establishments, as well as top office users. Bagatelle is across West 13th Street, Bumble & Bumble's headquarters is down West 13th Street, Pastis is at the corner of Little West 12th St. and Ninth Ave., Diane Von Furstenberg's and Theory's headquarters are within a block of 15 Little West 12, and SoHo House is around the corner from the building. While the addition of SoHo House and Gansevoort Hotel drew the public's attention to The Meatpacking District, the additions of The High Line, the Standard Hotel and Apple's flagship store have further positioned the neighborhood as New York City's top lifestyle destination. The area boasts high level of foot traffic from shoppers visiting neighborhood retailers that includes: Diane Von Furstenberg, Theory, Alexander McQueen, Stella McCartney, La Perla, Jeffrey New York, Apple, Ed Hardy, and much more. Prestigious office tenants that inhabit the neighborhood include: Google, Barnes & Noble, MLB.com, Food Network, Nike, Deutsch, WebMD, Armani Exchange, Oxygen Network, EMI Music Publishers, Lifetime Network, and NY1. Restaurants in the neighborhood include: The Standard Grille, Fig & Olive, and Scarpetta, among others.
