Beyda and Sutton of JUD Leasing arrange 18,000 s/f at 95 Fulton Street; landlord represented by Braun of Braun Management

According to JUD Leasing Corp., a full service retail real estate company, Lot Less Closeouts has signed a lease for the former Strand Bookstore retail space located at 95 Fulton St. The signing of this lease brings 95 Fulton St., a 540,000 s/f retail/office building to 98% occupancy.
Charles Beyda and Judah Sutton represented Lot Less Closeouts in the transaction. The Landlord, 150 Williams Street LP was represented by Naftali Braun of Braun Management.
Lot Less Closeouts signed a 10-year lease with two five-year renewal options for 18,000 s/f of retail space at 95 Fulton St. The store which will open just in time for the holiday shopping season will be Lot Less Closeout's third location in Downtown Manhattan. Lot Less is known for making name brand merchandise more affordable to the average consumer. With discounted prices and savings of up to 60% below department stores, Lot Less will continue to bring discounted merchandise to Downtown's shoppers.
"The retail space at 95 Fulton St. represented an excellent opportunity for Lot Less Closeouts to cement their Downtown N.Y.C. presence. Situated between South St. Seaport and Ground Zero, the former Strand Book Store's space was a perfect fit for Lot Less," said Beyda.
"Strand Bookstore closed its doors about a year ago after the construction at Fulton St. began and their lease ended. With construction on Fulton St. nearing completion, the retail space at 95 Fulton St. will see increased pedestrian traffic along a cobblestone street and will be the center of retail activity on this busy corridor," Beyda said.
