Klein of Winoker brokers five leases totaling 13,128 s/f at 276 Fifth Ave.

Winoker Realty Co. has negotiated five individual office leases representing a combined 13,128 s/f of space within 276 Fifth Ave. in the Chelsea district.
Elliot Klein, senior VP at Winoker, represented the building's owner, 276 Managers LLC, on all five signings. He also represented several of the tenants.
Buzznet, Inc. took occupancy of the 4,500 s/f of seventh-floor space. Michael Mathias of Studley represented Buzznet.
A five-year, 3,500 s/f office suite on the eight floor, was signed by law firm Land Mass, LLC. Land Mass was represented by Alan Eagle of Bergson Strategies.
"The building benefits from 21st century amenities and mechanicals," said Klein. "Elevators and bathrooms were recently restored, and office suites were upgraded to tenant specified improvements to give users all the modern advantages in a highly elegant setting. These were strong selling points to all of these tenants."
Klein represented the landlord in each of these three other transactions: Japanese investment firm Sangetsu renewed its 1,666 s/f lease on the eighth floor. Dan Kaplan of Studley represented Sangetsu on this renewal.
Publishing firm Harold Matson also renewed its 1,435 s/f lease on the ninth floor, and technology firm Search With Imagination, LLC signed a new five year lease for 2,027 s/f on the 11th floor. In each of the latter two transactions, Klein represented both the landlord and the tenant.
Klein said that 276 Fifth Ave. offers work space that is ideal for smaller office tenants. The building's current roster of occupants encompasses a variety of business types ranging from publishing and law firms to technology and financial firms. The building's location also makes it attractive to a wide spectrum of users.
Constructed in 1891, 276 Fifth Ave.is situated on Fifth Ave. along the edge of the Chelsea district. The 11-story building comprises 199,578 s/f of rentable space.
