Q: Why should I hire a property management company?
A: As a property owner/landlord, the list of responsibilities and liabilities can be overwhelming. The list becomes even more intimidating if you own more than one building or property type. Q: As an owner/investor, how much control do I have in making management decisions?
A: Each account executive at A.D. Real Estate Management works with the property owner to determine the level of involvement desired for matters such as maintenance and repairs, tenant selection and rental rates. The level of involvement is decided by the property owner. Some of our clients require weekly interaction and status reports while others review monthly financial reports. We work with each individual to identify which matters require their involvement and at what level. Our account executives hold the involvement preference of each property owner in the highest regard.
Q: What are the responsibilities of the account executives at A.D. Real Estate Management?
A: Our account executives are responsible for daily operations and management of buildings and building staff. We keep accurate and up-to-date records of property operations income and expenditures and provide regular expense reports. In addition to traditional bulletin boards, we communicate with residents regarding repairs and complaints via our online site specific to each building. Finally, on top of implementing the terms of rental or lease agreements, we routinely inspect the building, grounds, and equipment to determine if repairs or maintenance are needed.
Q: How does A.D. Real Estate Management successfully manage their diverse portfolio of properties?
A.D. Real Estate Management caters to a variety of property types and building sizes. Properties under management include a variety of residential buildings as well as shopping centers, retail, and office buildings. In addition, we manage warehouse/industrial and mixed-use buildings. Our account executives and finance department utilize property management software and programs to track rent collection, communications, on-site inspections, lease renewals and a variety of other activities. Our financial software efficiently generates receivables, payables, collection histories and preparation of financial reports. All reports can be printed or sent electronically at any time.
