Rosenthal of Massey Knakal Realty Services brokers $6.3 million sale

Massey Knakal Realty Services has sold a 25 ft. wide, four-story carriage house designed for the original owner of the former ICP Building on Fifth Ave. at 162 East 92nd St. on the Upper East Side for $6.3 million.
The red-brick property is located on the south side of East 92nd St. between Lexington and Third Aves. The building is comprised of three renovated apartments, two of which are currently vacant, over 6,775 s/f. The ground floor is a two-bedroom apartment with 2½ baths and an outdoor deck. The second and third floors contain a four-bedroom duplex with 2 ½ baths and an outdoor terrace. The fourth floor is a two-bedroom apartment with two bathrooms. The property also contains a rooftop garden, a large finished basement and three wood-burning fireplaces. It was designed in 1916 for Willard Straight, who owned the ICP Building when it was located at 1130 Fifth Avenue. The property sold for $929.89 per s/f to Manhattan users.
"The right buyer needed to be someone who would take over the units and rent the others out, or manage to do some reconfiguring of the units into a single-family home," said Massey Knakal broker Cory Rosenthal, who exclusively represented the seller. Massey Knakal Realty Services and Roger Erickson of Sotherby's International Realty were the brokers.
