Ariel Property Advisors arranges WYSE’s $4.5 million acquisition of 12,500 s/f industrial site

New Rochelle, NY Westchester Youth Sports Empowerment (WYSE) has secured 111 Plain Ave. as their inaugural facility. The old drill-bit factory now begins its transformation into the first WYSE Clubhouse and a model for a broader initiative to bring youth athletics, mentorship and holistic development programs under one roof.

The WYSE Clubhouse secured unanimous approval from the New Rochelle Planning Board July 28, 2026, and is advancing architectural plans, permitting and construction preparations. The first WYSE Clubhouse is targeted to open in late 2026, subject to final permits, construction and campaign completion.

Ariel Property Advisors arranged the $4.5 million acquisition of the 12,500 s/f industrial facility, with the deal led by Ariel founding partner Victor Sozio, who also serves on the WYSE board of directors, and director Remi Mandell. Steve Kane of Tamerlain Realty represented the seller.

The Westchester Giants, Westchester’s premier travel baseball program, will serve as the WYSE Clubhouse’s anchor baseball programming partner, leading baseball instruction while supporting athletic development and community involvement.
