2026 Developing Long Island: Perry & Main

Port Jefferson, NY Community Development Long Island (CDLI) and Conifer Realty recently broke ground on Perry & Main, a 53-unit mixed-use development that will help advance the revitalization taking place in the Village of Port Jefferson. Located one block from a Long Island Rail Road station, the three-story development will transform two vacant properties into a vibrant, transit-oriented community with 33 one-bedroom and 20 two-bedroom apartments, along with 2,300 s/f of commercial space.

Designed to serve households across a range of incomes and needs, Perry & Main will include five units reserved for residents with developmental disabilities, five units for veterans, six units will accommodate residents with mobility disabilities and another two units will assist residents with sensory disabilities. Rents will be affordable to households earning 30-80% of the area median income thanks to public support from New York State Homes & Community Renewal, Empire State Development, Town of Brookhaven Industrial Development Agency and the Village of Port Jefferson. 

Perry & Main will strengthen connections to Port Jefferson’s downtown, local employers, healthcare, and transit while replacing blighted properties with long-term affordable housing and new commercial activity. Construction is expected to be completed in 2028.
