What was the most rewarding project or deal you’ve worked on in the past 12 months, and why?

The most rewarding project I’ve worked on this year is a multi-family development in the Village of Floral Park. It features conventional, senior and workforce housing with modern amenities near the LIRR. This transit-oriented development provides a vital housing option for professionals who commute to NYC given that only 13% of units in the Village are renter-occupied. The project will also revitalize the business corridor along Jericho Turnpike by encouraging more foot traffic with pedestrian-friendly sidewalks and streetscapes.

What trend or change in commercial real estate do you believe will have the biggest impact over the next five years?

E-commerce has fundamentally changed how consumers shop, leading to big-box closures and the loss of mall anchor tenants. A trend that is revitalizing retail is open-air concept malls that combine medical, experiential, recreational, and food uses, making malls a destination for consumers. Another impactful trend is converting underutilized office buildings to medical uses. Post-COVID the demand for traditional office space has declined while the demand for medical services has increased. These conversions are successful because they are near residential neighborhoods and offer ample parking.
