GFP Real Estate continues leasing momentum at 322 Eighth Ave. with 9,952 s/f of transactions

Manhattan, NY GFP Real Estate closed three office leasing transactions totaling 9,952 s/f at 322 Eighth Ave. in Chelsea, highlighting continued leasing momentum at the recently repositioned office property. The transactions include a new headquarters lease with healthcare technology company SuperDial, a new lease with Chelsea Therapy Space and a long-term renewal by The Institute for Human Identity (IHI).
Allen Gurevich of GFP Real Estate represented the landlord in all three transactions.

The transactions include:
• SuperDial signed a new three-year lease for the entire 20th floor, totaling 5,200 s/f. The healthcare technology company will occupy the full-floor office for its executive and administrative operations. Harry Singer of CBRE represented the tenant.
• The Institute for Human Identity (IHI) renewed its lease for 2,652 s/f on a portion of the eighth floor, extending its longstanding presence at the building with a new seven-year commitment. GFP will renovate the existing space as part of the renewal. Gurevich represented the tenant in this direct transaction.
• Chelsea Therapy Space signed a new five-year lease for 2,100 s/f on a portion of the eighth floor. The practice, which includes Chelsea Therapeutic Space LLC, Equity Therapy Marriage and Family Therapy PLLC and Kingfisher Marriage and Family Therapy PLLC, will occupy newly customized office space designed to support its growing mental health practice. Gurevich represented the tenant in this direct transaction.
Built in 1925 and designed by architects George and Edward Blum in a neo-Gothic style, 322 Eighth Ave. is a 21-story, 185,000 s/f office building. In recent years, the property has undergone upgrades, including a reimagined entrance and façade featuring a modern glass storefront, as well as a restored marble lobby with vaulted ceilings and a mural by American artist Thomas Hart Benton.
The building continues to attract a diverse mix of tenants, including nonprofits, technology firms, healthcare providers and creative and professional services users. Including the transactions announced today, GFP Real Estate has completed more than 35,000 s/f of leasing at the property in recent months, highlighted by leases with AccuWeather, Promethean Builders, DoorList, The Asian American Foundation (TAAF), SuperDial, Chelsea Therapy Space and The Institute for Human Identity. The continued activity underscores strong leasing momentum and reinforces the building’s appeal to both mission-driven organizations and growth-oriented companies seeking well-located, character-rich office space in Chelsea.
