Alloy Development arranges new retail leases with Muji, Winner and Cardvault

Brooklyn, NY Alloy Development (Alloy) signed three new retailers at the Alloy Block — MUJI, Winner and CardVault by Tom Brady. MUJI is taking 10,000 s/f for its second Brooklyn location, Winner is opening a new 2,726 s/f cafe, and CardVault by Tom Brady has opened its second location in New York City and first in Brooklyn in a 973 s/f space. With negotiations underway for the final space, Alloy expects the building’s ground floor retail along Flatbush Avenue to be fully leased this year.

MUJI, the Japanese retail and lifestyle brand, will open its second Brooklyn location at the Alloy Block. MUJI offers home goods, apparel, personal care products and everyday essentials that emphasize functionality, quality and simplicity. MUJI’s philosophy of creating meaningful, useful products through thoughtful design, careful material selection and a focus on reducing waste aligns with Alloy’s vision for the Alloy Block as the most sustainable block in Brooklyn and home to New York City’s first all-electric skyscraper at 505 State St. MUJI is expected to open in early 2027. Goodspace represented the landlord in the deal and Jason Greenstone of Cushman & Wakefield represented the tenant.

Winner will open a new café and bakery at the Alloy Block, marking the expansion of Michelin-star chef and restaurateur Daniel Eddy into Downtown Brooklyn. Known for its famous artisanal sourdough, French-inspired pastries, elevated sandwiches and specialty coffee, the Alloy Block location will be Winner’s second flagship store. Inspired by flavors ranging from Parisian cafés to Eddy’s Nicaraguan roots, the new café will offer a variety of high-quality options to residents, workers, and tourists who frequent the neighborhood. Winner signed a 10-year lease for the space and is expected to open this fall. GoodSpace represented the landlord in the transaction.

CardVault by Tom Brady, a premier sports card and collectibles retailer, opened in March 2026 at 80 Flatbush Avenue, marking its second New York City location. The store offers an extensive selection of sports cards and memorabilia from leading brands such as Topps and Upper Deck, along with popular non-sports card games like Pokémon. Beyond purchasing cards, fans can sell, trade or grade their cards and collectibles at the store. As interest in sports cards and trading collectibles has surged in recent years, CardVault has quickly established itself as a premier destination for collectors and enthusiasts. CardVault signed a 10-year lease, with the tenant represented by Lantern Real Estate Advisors + Partners and the landlord represented by Goodspace.

The Alloy Block includes 505 State St. and One Third Ave., a two-phase mixed-use development featuring new housing, retail, office and community space in Downtown Brooklyn. 505 State St., the first phase, is New York City’s first all-electric skyscraper and sets a new standard for sustainable urban living. The 44-story tower is powered entirely by renewable energy sourced from local community solar developments. Construction on the second phase, One Third Ave, is underway and will deliver the tallest Passive House building in the world, rising to 730 ft. Once complete, the Alloy Block will be home to over 1,000 residences, including approximately 200 permanently affordable apartments, 60,000 s/f of Class A office space, 30,000 s/f of retail space and two Passive House public schools.
