1540 Broadway signs 226,500 s/f of leasing as repositioning drives demand

Manhattan, NY GFP Real Estate and BDT & MSD Partners (BDT & MSD) secured 226,500 s/f of new leasing at 1540 Broadway since unveiling the tower’s $150 million repositioning in January – activity led by a new long-term commitment from Comcast Advertising, a new 9,314 s/f lease with Metalmark Capital and a relocation and extension for 3,123 s/f by Alight.

Comcast Advertising’s 140,000 s/f lease ranks among the largest office commitments completed in Midtown this year and serves as the cornerstone of the building’s recent leasing momentum. Additional leasing activity since the building’s redesign includes an expansion by Pandora, and a new headquarters for Woori Bank New York Agency, both announced in March 2026.

The leasing activity reinforces growing demand for next-generation office space at the 907,000 s/f Midtown tower as construction advances on the well-received repositioning.

The building’s new offering includes more than 45,000 s/f of new tenant amenities designed by Fogarty Finger, anchored by a 27,000 s/f wellness and collaboration space on the eighth floor and an 18,500 s/f executive lounge and private club with landscaped terrace on the 36th floor. Build-out is underway, with the amenities scheduled to open to tenants in January 2027.

Ownership continues to see strong interest from media, technology, financial services and professional services firms. With multiple active negotiations underway, ownership expects the building to achieve near-full occupancy by year-end.

JLL, in conjunction with Allen Gurevich of GFP Real Estate, represented ownership in the Comcast, Metalmark and Alight transactions. The JLL leasing team included executive managing director Clark Finney, Frank Doyle, Mike Pallas and Carlee Palmer. Comcast was represented by Gabe Marans, Jay Joyce and Greg Bante of Savills; Metalmark Capital was represented by Cynthia Wasserberger of JLL.

With additional transactions in advanced discussions, we expect the remaining space to be substantially leased by year-end.”
