Investment Property Realty Group sells 445 East 78th St. for $5.2 million
Manhattan, NY Investment Property Realty Group (IPRG) sold 445 East 78th St., a mixed-use building located on the Upper East Side, for $5.2 million.
The transaction was negotiated by Zack Ziskin, Justin Zeitchik, Adam Lobel and Christian Ingenito who represented both the seller, Gil Boosidan, and the buyer, Witnick Real Estate Partners.
The sale involved a complex loan structure, with the property’s outstanding debt exceeding its market value. IPRG worked with the owner, buyer and lender throughout the process to secure approval for a discounted payoff.
Because the loan was serviced through Freddie Mac, the transaction required extensive documentation, regular marketing updates and ongoing negotiations. After 10 months of coordinated efforts, IPRG closed the sale, with the lender recovering nearly the full outstanding loan balance.
